The Proposals
An illustrative masterplan for the proposed data centre has been prepared which has carefully considered the site context. This illustrates one way in which the proposals could be laid out at the detailed design stage having regard to the site-specific opportunities and constraints including neighbouring uses.
As shown on the illustrative masterplan, the proposed development includes a data centre building, ancillary offices, plant and equipment, a substation, new access/egress, an internal road, landscaping, biodiversity and drainage features and associated works. Vehicular access to the development will be from Colnbrook By-pass (A4).
The application will be informed and accompanied by a suite of surveys and assessments dealing with technical matters including amongst other things: transport, landscape, heritage, flood risk, drainage, lighting, water usage, waste, air quality, noise, ecology and biodiversity net gain.
